Thanks for visiting our project website to learn about the proposed redevelopment of Wedgwood Center. 

The development team is led by Security Properties, a Seattle-based real estate and development firm that was founded in 1969.  The firm is a leader and award winner in the design of mixed-use grocer and residential buildings in Seattle and Portland.  Seattle projects include:

  • Epicenter in Fremont (PCC)
  • Ballard on the Park (QFC)
  • Angeline in Columbia City (PCC)
  • Magnolia Village Condominiums (Safeway)

Current Project Status

The project team is getting ready to submit an Early Design packet for deliberation by the City of Seattle’s NE Design Review Board. The first design meeting will only focus on:

  • Massing Studies: height, bulk, scale, and building setbacks above the first level. In the City of Seattle, we must show three massing studies for the Board to consider. There is a preferred massing option, which is option C. (See the project update page for more information).
  • Site Plans: location and orientation of uses, parking entrances and exits, location of parking both underground and surface, loading dock for the grocer, and other operational building functions.
  • Street Scape and Big Picture Landscape: street level/pedestrian setbacks, location of plazas, corner nodes, outdoor dining, wider sidewalks, and big picture landscape plans.

The Early Design Guidance does not focus on architecture details, exterior materials, colors, balconies, or sidewalk/street activation. Those design elements are presented after the massing and site plan have been approved.  Click on the following link for more information about the Design Review Process.

Wedgwood Center Proposed Uses

  • 21,508 sq. ft. for a new neighborhood grocer
  • 331 apartments with a mix of studio, one-and two-bedroom units & seven townhomes along 82nd Street and the alley
  • 18,385 sq. ft. of commercial spaces for existing tenants and new retail/restaurants
  • 336 underground parking stalls for residential and retail
  • 20 surface parking stalls as part of a shared use public plaza
