Tree Preservation

At Security Properties, we believe that sustainable real estate is an investment not an expense. This long-term perspective starts with the existing site before development – and at Wedgwood Center – it started with the trees.

All the trees around and on the site were surveyed by an independent arborist for species, health, and designation with the City of Seattle’s Tree Ordinance. 

Following the survey, Security Properties began studying massing options to analyze if the project could meet its goals while preserving the trees.

This study led to a preferred massing which maintains the trees via significant building setbacks along 82nd Street, along the back of project, and keeping the loading dock on 85h Street.  (You can learn more details about this preferred massing on the Project Update page.) 

The trade is to capture the loss square footage from the building setbacks by adding an additional 10-feet of height or an extra story.  As depicted in the study below, even with the added height, many of the significant trees are still taller than a six-story building.

Security Properties will be requesting that the City of Seattle NE Design Review Board approve a departure to adopt the preferred building massing with the tree preservation setbacks and an additional 10-feet of height.   The City of Seattle does allow for this departure if approved by the Design Review Board.
