Thanks for visiting our project website to learn about the proposed redevelopment of Wedgwood Center.
The development team is led by Security Properties, a Seattle-based real estate and development firm that was founded in 1969. The firm is a leader and award winner in the design of mixed-use grocer and residential buildings in Seattle which include:
- Epicenter in Fremont (PCC)
- Ballard on the Park (QFC)
- Angeline in Columbia City (PCC)
Current Project Status
The project team is getting ready to submit for a September 29, 2025 Design Review Board Recommendation meeting. Design Review focuses on the building’s size and shape, exterior building materials, proposed plants and trees, and other elements within the City of Seattle Design Guidelines.

Highlights of the Proposed Project
- 32,000 sq. ft. Town and Country grocery store
- 10,000 sq. ft. childcare center
- Minimum of 2,000 sq. ft. retail with an outdoor seating area
- Approximately 317 apartment homes
- An expansive mid-block public plaza along 35th Avenue with 22 surface parking stalls and seating areas for the community to enjoy
- A total of 385 parking stalls will be underground with 352 residential bike spaces, along with community bike racks along 35th
- Wider sidewalks along 35th Avenue with new landscaping and art
- New landscaping and art along 85th Street
- Outdoor seating associated with Town and County at the corner of 85th and 35th Avenue
- Setbacks along 82nd Street to preserve the corner trees and large Tier 2 tree on the development site. An outdoor courtyard will be associated with the corner retail.
